New Construction: Building a New Home

Everyone loves the idea of designing and building their own brand new dream home. But you know that it takes time. New construction on a standard San Diego house with a garage can take anywhere from four to 12 months depending on the size and permit process. It’s important to understand the new home building process and what it involves before breaking ground.

Design Phase

Expect the new construction design process can take between 1 to 3 months, depending on what the overall scope of the project is and how quickly we can turn the client’s design ideas into actual building plans. We start with your concept then refine it into what’s best for everyone. The client first, government permits second, and the environment third.

Contract and Permits

Once the final design is just right we get to work on the costs and put together a client proposal. Estimating the cost of the new construction can take 2 to 4 weeks. Once you approve the contract then the building permit process begins, which can take another 2 to 4 weeks.

Pre-Construction

Typically we assign a project manager to oversee new construction of each new home. The project manager will then start the process of setting the construction schedule and contracting with the various tradesmen and other specialty contractors to complete the construction within the timeline.

While the project manager is setting up the tradesmen, our interior designer is working directly with the homeowner on selecting the various finishes which we will incorporate into the overall design. This step usually takes 1 to 2 months. The interior designer and project manager work together to make sure the selected materials are available for delivery to the project worksite when needed.

New Home Construction Begins

  • Once the permits are approved, the actual construction begins. The total length of time can range anywhere from 4 months to a year or more. New construction usually starts with grading the land. Then we frame and pour the concrete slab.
  • From there, it’s framing the internal structure (floors, walls and roof) of the new house, and then installing windows.
  • Once we have a weather tight building, we  install the electric, plumbing, heating and air conditioning, etc. Then we work on finishing the exterior.
  • Once the outside is complete our contractors finish the interior. Such as trim, cabinetry, paint, lighting, and plumbing fixtures.

The last steps of construction include a final grading and back-filling around the foundation, installing exterior lighting fixtures, sidewalks and driveway surfaces and seeding the lawn to complete the project.
