The following are some tips to help make the new home construction process easier for everyone involved:

  1. Good Communication
    Take notes about what you like and what you don’t like. Don’t be shy about making phone calls to the contractor or several return visits to the new home construction site. You’re making a very big decision and need to be as educated as possible about every aspect of your new home construction. If something does not seem to be going as it should, let the builder know. Don’t be afraid to speak up.
  2. Be Aware of the Total Cost
    One of the most important things to know when buying new home construction is that the base price you see listed is rarely going to be the actual final price of your home — it’s just a starting point. As you select what you want in your home, from flooring to cabinetry to lighting, the cost can quickly escalate. It’s important to be realistic about how much you can afford. Set a budget and stick to it. If you don’t, it’s easy to overextend yourself. Familiarize yourself with the cost of various upgrades and decide which are the most important to you before meeting with your designer. You may have to make some sacrifices to help stay within your budget.
  3. Be Prepared
    Building a new home sometimes takes longer than expected. Be ready for the possibility of delays in your new home construction. Project delays can occur for several different reasons. Some are within immediate control, some are not. Examples of delays include: Design changes, room additions, parts and materials availability, specialty contractor scheduling, city zoning and permits, shipping delays, other unknown “surprise” issues that might come up, holidays and even the weather can all be factors to contend with. Staying loose on project completion / move in time will help assay any stress you might have if timing gets tight. Always have a contingency place to live while waiting out any possible delays.
